Rivelle vs Tenet

Tenet, by TQS Development (a Qingjian Realty, Santarli and Heeton venture), launched in December 2022 at Tampines Street 62 next to Tampines North MRT (Cross Island Line, under construction). Rivelle launched in March 2026 on the other side of Tampines, at Tampines West. The three-year gap is most of the story: Tenet will reach MOP first and at a far lower entry price.

Verdict

Tenet is the earlier, cheaper EC with an MRT station that is not yet open; Rivelle is the newer, dearer EC with an operating Downtown Line station a five-minute walk away. Tenet owners can sell from around 2031; Rivelle owners from around 2035. If you are comparing the two as resale targets, the psf gap (about 37 percent) will narrow as Tenet's MRT opens and both projects mature.

Rivelle suits

  • Buyers who want an operating MRT today
  • Families needing larger 4BR and 5BR layouts

Tenet suits

  • Resale buyers from around 2031
  • Buyers betting on the Cross Island Line
