Rivelle bounce units: the procedure, step by step
Rivelle is fully sold. A unit can still come back if a buyer does not complete the purchase, and the developer then re-releases it to buyers who are ready. This page sets out exactly how that works under the developer's own rules, what you pay and when, and how to be first in line. No bounce unit is confirmed at the moment; we are registering buyers so they can be told the moment one is released.

The procedure, step by step
From the moment a unit comes back to the day you collect the keys. Every rule below is from the developer's Rivelle Eligibility Booklet; the money column assumes the normal payment scheme.
1. A unit comes back
A buyer does not exercise the option, the developer cancels a booking after eligibility screening, or a signed purchase is annulled.
- Money
- The original buyer forfeits money, not you
- Time limit
- Any time before completion
2. Re-release
The unit returns to Sim Lian, which re-offers it through its appointed marketing agencies. It is not advertised and there is no ballot.
- Money
- Developer's prevailing price
- Time limit
- At the developer's discretion
3. You are told
Registered buyers whose unit type and budget match are told first. Sales outside a ballot are first come, first served among eligible buyers.
- Money
- None
- Time limit
- Be ready to decide the same day
4. Booking
The developer checks eligibility. Hand in the application, original documents and, if claiming, the CPF Housing Grant form. You receive the Option to Purchase.
- Money
- 5% option fee
- Time limit
- Paid at booking, or the booking is cancelled
5. Solicitor
Appoint a solicitor to act on the purchase. The unit and payment scheme cannot be changed after booking.
- Money
- Legal fees
- Time limit
- Before signing
6. Sign the agreement
Exercise the option by signing the Sale and Purchase Agreement.
- Money
- None
- Time limit
- Within 3 weeks of the agreement and title documents being delivered
7. Balance down payment
Pay the next 15%. A CPF Housing Grant filed at booking can go towards it.
- Money
- 15% of the price
- Time limit
- On exercise, or 9 weeks from the option date if later
8. Stamp duty
Buyer's Stamp Duty is assessed on the signed agreement.
- Money
- BSD at IRAS rates
- Time limit
- Within 14 days of signing
9. Progress payments
Instalments for construction stages already reached fall due, then each new stage as it completes.
- Money
- As set out in the agreement
- Time limit
- As billed by the developer
10. Keys
Vacant possession, then the five-year minimum occupation period from TOP. Any resale levy or premium owed to HDB is paid before taking possession.
- Money
- Remaining 25% at TOP, 15% at completion
- Time limit
- TOP expected by 30 June 2030
How a unit comes back
There are only three routes, and the first is by far the cheapest exit for a buyer, which is why most bounces at any EC happen in the weeks after a booking.
Option not exercised
An eligible buyer decides not to sign the Sale and Purchase Agreement within the option period.
Cost to the original buyer25% of the 5% option fee, which is 1.25% of the price
Booking cancelled
Further screening finds the household ineligible, or the household holds another EC or HDB booking at the same time.
Cost to the original buyerAs set by the Option to Purchase; multiple bookings are all cancelled with a forfeiture
Purchase annulled
An instalment stays unpaid past 14 days and a 21-day notice, or the buyer loses eligibility after signing.
Cost to the original buyer5% of the purchase price
What you pay in the first nine weeks
A hypothetical four-bedroom unit at S$1.9 million, to show the arithmetic. It is not a price quote.
- Option fee at booking (5%)
- S$95,000
- Balance down payment (15%)
- S$285,000
- Buyer's Stamp Duty
- S$64,600
- Cash and CPF before progress payments
- S$444,600
If you walked away before exercising the option, S$23,750 would be forfeited. Construction-stage instalments already due are added after signing.

Answer the phone
A returned unit at a sold-out project usually goes to the first ready buyer reached.
Register now. Be told the moment a unit is released.
Rivelle sold all 572 homes within a month of its March 2026 launch. A unit returns only when a buyer does not go through with the purchase. When that happens, the developer re-releases it quietly, and the first ready buyer to say yes books it.

FAQ
Are there Rivelle bounce units available now?
Not as of 6 October 2026. Rivelle is listed as a potential bounce on the singaporeec.sg board, which means none is confirmed. We are registering interested buyers so they can be told immediately if a unit is released.
Are bounce units cheaper than the launch price?
There is no fixed discount. A returned unit is offered at the developer's prevailing price, and for a project that sold out within a month you should expect a price around the launch list for that stack and floor, confirmed on the day.
How will I be told if a unit comes back?
Jeffery Ng of Huttons, an appointed marketing agency for Rivelle, contacts registered buyers by WhatsApp or phone as soon as a matching unit is released. Register with your unit type, bank approval status and how quickly you could book.
Can second-timers buy a bounce unit?
Yes. The 30% cap on sales to second-timers lifted one month after the 21 March 2026 launch, so first-timers and second-timers compete on equal terms. Second-timers pay the HDB resale levy if it applies, and every other EC condition still applies.
Can I choose the deferred payment scheme on a bounce unit?
The payment scheme is chosen at booking and cannot be changed afterwards. Whether the deferred payment scheme is offered on a re-released unit is the developer's decision, so ask before you book.
What if I am holding a booking at another EC?
A household may hold only one EC or HDB booking at a time. You would first have to give up the other option in writing. Holding two bookings at once means all of them are cancelled with a forfeiture.
