Life near Tampines West MRT: amenities, schools and the Pinery Mall timeline
Written by Jeffery Ng · Published · 6 min read
Tampines West is the quieter end of Singapore's biggest town: a Downtown Line station, Bedok Reservoir on the doorstep, and a neighbourhood mall arriving. Here is what a week looks like for a family living at Rivelle, with the travel times that are verified and the ones still to check.

Tampines is Singapore's most populous town, and most of what people picture when they hear the name (the three malls at the interchange, Our Tampines Hub, the bus interchange crowds) is at the eastern and central end. Tampines West is different. It is the end of the town that borders Bedok Reservoir, with lower-rise HDB precincts, a Downtown Line station rather than an interchange, and a neighbourhood that is still filling in.
Rivelle sits at Tampines Street 95 in this western pocket. This article describes what daily life there looks like for a family that moves in around 2030, using the developer's brochure for travel times (marked as the developer's estimates), the Ministry of Education's SchoolFinder for school distances, and the Master Plan for what is coming. Where a figure has not yet been verified, it says so.
The commute
Tampines West station (DT31) is a five-minute walk according to the brochure. It is on the Downtown Line between Bedok Reservoir (DT30) and Tampines (DT32). What that means in practice:
- To the CBD. The Downtown Line runs west through MacPherson, Mattar, Geylang Bahru, Bendemeer, Jalan Besar, Bencoolen and Fort Canning to Chinatown and Downtown station. Downtown is 14 stops from Tampines West with no change of line; Bugis is reached by staying on through Bayfront and Promenade, or by changing at MacPherson.
- To Changi Airport and Changi Business Park. One stop east to Tampines, change to the East-West Line: Expo is two stops further, Changi Airport three. The brochure counts this as four stops to Expo and five to the airport. Allow 20 to 25 minutes door to gate for the airport.
- To Tampines town centre. One stop. Tampines Mall, Century Square and Tampines 1 are at the exits of DT32.
- Driving. Tampines Expressway and the Pan Island Expressway are both within a few minutes; the PIE to the city is the usual route in the morning. Rivelle has a basement carpark.
For most dual-income households, the Downtown Line is the point: it is one of the few lines that reaches the CBD without a change, and Tampines West is far enough east that trains are not full when they arrive.
Groceries and daily errands: before and after Pinery Mall
Today, the nearest supermarkets to Tampines Street 95 are in the HDB precincts along Tampines Street 81 and 82, and the larger options are at Tampines town centre one stop away. That changes when Pinery Mall opens.
Pinery Mall is the retail podium of the integrated development at Tampines West station, under construction as of 2026. The brochure puts it at a five-minute walk from Rivelle. It is a neighbourhood mall, not a regional one: expect a supermarket, a food court, clinics, enrichment centres and the everyday services that an integrated development is required to provide, rather than department stores. Its opening date has not been verified by this site; a reasonable assumption is that it opens before Rivelle's TOP in 2030, which would mean Rivelle residents move in with the mall already running.
Also within five minutes on foot, per the brochure: SAFRA Tampines (gym, pool, enrichment, food) and the yo:HA @ Tampines commercial cluster. Within a six-minute cycle: Tampines Round Market and Food Centre, one of the better hawker centres in the east, and Our Tampines Hub, with its hawker centre, library, swimming complex, stadium and supermarket.
Schools within 1 km and 2 km
Primary school admission in Singapore gives priority by distance from the registered home address: within 1 km first, then within 2 km. Rivelle's address is 51 to 71 Tampines Street 95. The brochure's map marks these schools in the vicinity (distances to be verified on MOE SchoolFinder once the postal address is final):
Primary: Poi Ching School, Junyuan Primary, Gongshang Primary, Yu Neng Primary, Angsana Primary, St. Hilda's Primary, Tampines Primary.
Secondary: St. Hilda's Secondary, Dunman Secondary, Ngee Ann Secondary, Tampines Secondary, Anglican High (across Bedok Reservoir).
Post-secondary: Temasek Polytechnic, Temasek JC, Tampines Meridian JC, Singapore University of Technology and Design.
International: UWC South East Asia (East Campus), Overseas Family School, One World International School, Middleton International School.
The honest caveat: the 1 km and 2 km bands for a specific school depend on the measured distance from the actual address, and a few hundred metres can move a school from one band to the other. Before relying on a school for your Primary 1 plan, run the address through SchoolFinder yourself. This site will publish verified distances for the nearest primary schools, with the date checked.
Hawker food and the everyday budget
A practical note for households comparing Tampines West with a private condo nearer the town centre: the cost of a normal week is lower here. Tampines Round Market and Food Centre and the hawker centre at Our Tampines Hub are both within a six-minute cycle, and the coffee shops in the Tampines Street 81 and 82 precincts are a short walk. For a family that eats out two or three evenings a week, the difference between hawker prices and mall food court prices adds up to a few hundred dollars a month, which is worth setting against the mortgage figures on the calculator. Wet market produce at the Round Market is also noticeably cheaper than supermarket prices, and the market opens early enough for a run to the reservoir and back before the school drop-off.
Parks and weekends
The feature that most distinguishes Tampines West from the rest of the town is Bedok Reservoir. The park's 4.3 km loop around the water is five minutes by bicycle from Rivelle (brochure estimate) and is the local running and walking route. PAssion WaVe @ Bedok Reservoir runs kayaking, dragon boating and pedal boats. The reservoir side of the precinct is also where Rivelle's "shaped by water" landscaping takes its cue.
Other weekend options within a short cycle or one MRT stop: Tampines Eco Green, Tampines Central Park, the running track and pool at Our Tampines Hub, and Bedok Mall and Heartbeat @ Bedok one stop west on the Downtown Line. The East Coast is a short drive or a bus ride down Bedok South.
What is coming
The brochure draws on the URA Master Plan for the longer horizon:
- Tampines Regional Centre expansion: new homes and offices with an integrated transport hub, near the current interchange.
- Cross Island Line: Tampines North and the east-west CRL stations are under construction with the first phase targeted around 2030. The CRL does not stop at Tampines West, but it interchanges at Pasir Ris and Tampines, which shortens trips north and west.
- Changi Airport Terminal 5 and Changi East: the main employment growth in the east for the 2030s.
- Paya Lebar Air Base redevelopment: a new town of about 150,000 homes from the 2030s, which will eventually relieve the height limits across the east.
These are decade-scale plans. Treat them as the direction of travel for the precinct, not as a reason to expect prices to move in any given year.
A week at Rivelle, in practice
Monday to Friday: a five-minute walk to the Downtown Line and no change of train to the office. Groceries at Pinery Mall on the way home once it opens, or a six-minute cycle to Our Tampines Hub's supermarket before then. Saturday morning on the reservoir loop; Saturday afternoon at the pool or one of the 72 facilities. Sunday at the Round Market for breakfast and Tampines town centre for everything else, one stop away.
If that is the week you want, and you are EC-eligible, the practical options are the Rivelle waitlist for a bounce unit or the ECs launching now in the east, listed on singaporeec.sg's East region overview.
